Sky Lounge & Roof Deck at 312 Elm
Client: Rubenstein Partners
Location: Cincinnati, Ohio
  • An interior renovation of 4,000sf plus a nearly 6,000sf outdoor deck addition that creates a multi-functional rooftop bar, work and entertainment area.
  • The modern, comfortable interior spaces provide opportunities for individual work, meetings, large group training sessions and social events.
  • The rooftop deck, partially covered by a light blue sinuous canopy, is designed to accommodate the same types of events, while capitalizing on dramatic views to the Ohio River valley and back to the urban downtown core. The space offers great views of downtown Cincinnati assets such as Paycor Stadium, The Banks and the Great American Ball Park.
Interesting Fact: 312 Elm is the first large office tower in downtown Cincinnati to implement an outdoor roof top deck as a common tenant amenity.

Driven by a desire to increase the value of underutilized space in response to the COVID-19 pandemic, SHP designed a new shared amenity space for several adjacent buildings in downtown Cincinnati. Located on the 14th floor of the 312 Elm Street building, the Sky Lounge and Roof Deck create a unique experience for building tenants to collaborate and host events.

“The feedback from prospective and existing tenants has been nothing but positive. We are already seeing results as we are about to finalize a new 12,350sf lease with the Sky Lounge being a driving factor.”
